Roof Replacement in Bellevue, WA

Most roofs in Bellevue cover houses from the postwar building boom. King County assessor records show that 63% of the city’s 30,505 single-family homes were built between 1950 and 1979. On houses that old, the roof you see today is rarely the first one, and some carry a second layer over the original. That history shapes every asphalt shingle roofing Bellevue project we plan: before new shingles go on, the old layers, the roof deck and the flashing need a close look.

Roofs on Bellevue homes

The city’s older neighborhoods show the pattern clearly. Lake Hills, with 485 homes in the assessor data, has a median build year of 1956. Eastgate Add (1954), Vuecrest Add (1952) and Newport Hills (1959) are of the same generation. Homes there have likely been reroofed at least once, so we expect to find patched decking, older flashing and, in some cases, more than one layer of shingles.

Newer stock is a smaller share. About 20% of single-family homes date from 1980 to 1999 and 16% from 2000 or later. Lochleven, with a median build year of 2001, is the clearest example. Some of those homes may still have their first roof, which makes the tear-off simpler but puts the original builder’s flashing and ventilation under the inspection.

The houses are also large and often tall. The median single-family home has 2,530 square feet, and 40% have two or more stories, which means bigger roof areas and more places where a roof meets a wall. Census data shows that 46% of Bellevue’s housing units are detached houses and 11% are attached homes such as townhouses; those are the roofs we replace.

Bellevue’s weather and your roof

Bellevue sits in the Eastside climate region, which gets moderate rain rather than the heaviest totals in Western Washington. Moderate does not mean dry. Water finds its way in through the details, so that is where our installation work concentrates.

  • Roof-to-wall flashing on two-story houses. With 40% of homes at two or more stories, many roofs run up against an upper wall. We replace step and counter flashing at those joints instead of reusing old metal, because a worn joint is a common leak point.
  • Underlayment across the whole deck. On older homes, we install new underlayment over the full roof after tear-off, after repairing any soft decking we find.
  • Ventilation on older attics. Houses of that era were often built with limited attic venting. We check intake and exhaust during the inspection and correct it as part of the reroof, so moisture does not build up under the new deck.
  • Shaded slopes and edges. Roofs that stay shaded and damp grow moss and algae. We plan for moss management on those slopes and make sure roof edges and gutters carry water clear of the house.

Wildfire is a smaller factor here. The U.S. Forest Service rates Bellevue’s risk Low, at the 45th percentile statewide.

Asphalt shingle or metal in Bellevue

We install both and treat them as equal choices. Asphalt shingles come in two main types: traditional 3-tab shingles with a flat, uniform look, and architectural shingles with more depth and texture. Either works on a typical pitched roof, and shingle colors can be coordinated with new siding.

EDCO metal roofing is the alternative for homeowners who want a different look. Its panels come in a choice of profiles and colors, which gives you room to match the style of the house and the rest of the street.

Two local facts shape the choice. First, Bellevue’s median home value is about $1,340,000, 46% above the King County median, and 40% of single-family homes are rated higher-end by the assessor. On homes like these, owners more often pick premium materials, such as architectural shingles or EDCO metal. Second, many neighborhoods have HOA design review, which can limit roof colors or rule out a switch from shingles to metal. Checking your association’s guidelines early saves a second round of choices.

Signs your roof needs replacing

On an older Bellevue roof, a few signs tell us repairs are no longer enough:

  • Moss lifting shingle edges on shaded slopes, which lets rain work under the tabs.
  • Repeated leaks at walls, chimneys or skylights, especially after flashing has already been patched once or twice.
  • A soft or sagging deck when you walk the roof or look from the street, often on homes that already carry two layers.
  • Widespread shingle wear across the whole roof rather than one damaged area.

When several of these show up together, a full replacement usually makes more sense than another round of repairs.

Bellevue roofing FAQ

Will my HOA have a say in a new Bellevue roof?

Possibly. HOA design review is common in Bellevue neighborhoods, and a review can cover roof color, shingle style or a switch to metal. Check your association's guidelines before you settle on a product. We can bring asphalt shingle samples and EDCO metal colors and profiles to the free in-home consultation, so you have specific options in hand to submit for approval.

My Lake Hills house dates to the 1950s. Can new shingles go over the old roof?

That depends on what we find on the roof, so we decide after the inspection. Lake Hills homes have a median build year of 1956, which means the roof has likely been replaced before and may already carry an extra layer. We count the layers, check the roof deck for soft or sagging spots and look at the flashing, then explain whether a full tear-off is the better route.

Does wildfire risk change which roof I should choose in Bellevue?

Not much. The U.S. Forest Service rates Bellevue's wildfire risk Low, at the 45th percentile statewide, so most homeowners here choose between shingles and metal on appearance, roof pitch and HOA rules. If fire resistance still matters to you, Class A-rated shingle systems are available, and EDCO metal roofing is another option. We cover both side by side during your free in-home consultation.

Can I finance a roof or get a discount?

Yes. Financing is available, and we offer discounts for seniors, active military, veterans and first responders. Financing options change, so we go over the current ones at the free in-home consultation or when you call our Seattle office at 206-430-1927. Our roofing work comes with a lifetime warranty, and our Washington contractor license number is BUILDSC027JN if you want to look us up.

Reviews From Our Customers in Bellevue

  • My roof needed a complete re-do, underlayment included. It was getting to be a rather crisis situation. I called to set up an appointment for an estimate, left a message, and promptly was called back.

  • For the most part the job was done immaculately, windows are beautiful, floors are beautiful, and the gutters are too. There was a small issue with the trim that we had to let them know about, but Mason has us covered and I know it's going to look perfect after some small tweaks.
