Siding, Roofing, Windows & Decks in Parkland, WA

Pierce County assessor records put the median year built for Parkland’s 6,709 single-family homes at 1961. That means most exteriors here were designed and built generations ago, with the siding, windows and roofing choices of that time. Builders Service Company replaces siding, roofing, windows and decks across this part of Pierce County, working from our Tacoma office. Below you’ll find what is on local houses today, which of our materials suit them, and what each of the four services involves. When you’re ready to plan, the next step is a free in-home consultation, where we look at your house and talk through the options in person.

Homes in Parkland: what’s on them now

Census data gives a median year built of 1979 for all housing in Parkland. Of 15,159 housing units, 39% were built from 1950 to 1979, 30% from 1980 to 1999, 19% in 2000 or later and 12% before 1950. Detached houses make up 54% of the stock, attached homes 13% and apartments 30%.

Single-family houses run older. The assessor counts 6,709 of them with a median year built of 1961 and a median size of 1,420 square feet, and 29% have two or more stories. Only 4% are rated in fair or worse condition.

What the era mix means for exteriors:

  • Before 1950: likely original wood lap siding, possible lead paint, and single-pane or early windows.
  • 1950 to 1979: cedar, T1-11 or asbestos-cement shingle siding, with aluminum or early vinyl windows.
  • 1980 to 1999: composite and hardboard siding, and first-generation vinyl windows.
  • 2000 or later: builder-grade materials reaching first repaint or replacement.

Newer pockets exist too. The Woods At Golden Given, a group of 29 homes, has a median year built of 2015.

Because Parkland is unincorporated, building permits for exterior work are handled by Pierce County.

Siding in Parkland

Siding on local houses tells the story of when they were built. Pierce County assessor records show just 10% of single-family homes have vinyl siding today, so most likely still have the wood, T1-11, hardboard or asbestos-cement shingles common when they were built. Asbestos-cement siding may contain asbestos and should be tested before removal. Another 13% of homes were built from 1985 to 1996, the era of LP and other hardboard siding, which has a known history of moisture failure.

The types we usually recommend, none of which is wood:

  • Vinyl siding: the most versatile and least expensive option. With the median home value about 20% below the Pierce County median, at roughly $425,000, vinyl is the durable, cost-effective choice many owners make.
  • Evergreen Shield Siding System: our insulated composite siding, designed for the Pacific Northwest. Its insulating graphite membrane gives a thermal resistance of R-2.0, compared with R-0.61 for standard vinyl. Census data shows 71% of homes here heat with electricity, so added wall insulation can pay back more than in gas-heated areas. The composite panels are also built for water resistance through long wet seasons, humidity, mold and mildew.
  • Metal siding: another option we install, discussed alongside the others for your house.
  • Stacked stone and stone veneer: accents for entries, wainscots, columns or chimneys, used with the siding above rather than across the whole house.

Unlike the cedar on many older houses, none of these will rot. The best fit for your house depends on its age, wall area and budget, and we work that out together during the free in-home consultation.

Roofing in Parkland

Heavier rain than the central Sound and moss on roofs are the conditions roofs face in the South Sound. Pierce County assessor records show few single-family roofs here use metal or tile, at 1% each, and none are recorded as wood shake.

We offer two main roof types, given equal weight:

  • Asphalt shingle roofing: the familiar choice for pitched residential roofs.
  • EDCO metal roofing: the metal option we install, for owners who want a different look and material.

Whatever the material, the details matter as much as the surface in a wet climate:

  • Moss management: cleaning the old roof and choosing a surface that resists regrowth.
  • Ventilation: balanced intake and exhaust so attic moisture doesn’t collect.
  • Underlayment and flashing: careful sealing at valleys, walls and penetrations.

On houses built before 1980, we check the roof deck and how many layers sit on it before quoting the work. Manufactured homes make up 3% of local housing, and their low-slope roofs need different detailing than a standard pitched roof.

The U.S. Forest Service rates wildfire risk here as Moderate, at the 65th percentile statewide, so moisture and moss weigh more heavily than fire in most roof decisions. We review your roof’s condition and the right material during a free in-home consultation.

Windows in Parkland

Many local houses still have the windows they were built with, or early replacements. Pierce County assessor records show 30% of single-family homes were built before 1950, when single-pane and early windows were standard, and 34% from 1950 to 1979, the era of aluminum and early vinyl frames.

We install Preservation 9000 vinyl replacement windows, and we are the exclusive provider of Preservation 9000 windows in Washington. Common signs it’s time to replace:

  • Windows that are hard to open or close
  • Drafts with every window and door shut
  • Fog or water between the panes

Heating cost is a real factor. Census data shows 71% of homes heat with electricity and 26% with gas, so efficient windows tend to pay back faster in houses that heat with electric. Your electric service comes from Tacoma Power or Elmhurst Mutual; you can check with your utility for current programs.

Style choices follow the house:

  • Upper floors: with 29% of single-family homes at two or more stories, sliders and casements are practical for upstairs rooms.
  • Kitchens and baths: casement, awning or hopper windows for ventilation.
  • Living rooms: picture windows, garden windows, or bay and bow units to add light and shelf space.
  • Odd openings: custom shapes.

With home values about 20% below the county median, many owners favor a durable, cost-effective replacement over a full redesign. We measure every opening and go over styles during the free in-home consultation.

Decks in Parkland

Pierce County assessor records show 40% of single-family homes here have a deck, with a median size of 216 square feet. With 52% of homes owner-occupied, plenty of long-term owners are rebuilding decks they plan to use for years.

We build wood, vinyl and composite decks: backyard and front-yard decks, covered decks, and built-in bench seats. Heavier rain and moss in the South Sound shape the material choice:

  • Composite or vinyl: no rot and no staining, a good fit for shaded yards where moss grows.
  • Wood: a natural look and lower upfront cost, with regular sealing to hold up in wet weather.

Design details matter in a wet climate too. We plan for slip resistance, drainage that keeps water off the framing, and boards that resist moss and rot. We go over sizes, materials and railings at a free in-home consultation.

Parkland siding, roofing, window and deck FAQ

Could my Parkland house have LP siding?

It could if your home was built in the late 1980s or early 1990s. Pierce County assessor records show 13% of local single-family homes were built from 1985 to 1996, the era of LP and other hardboard siding, which has a known history of moisture failure. Swelling, soft spots or flaking at the bottom edges are common signs. We check during a free in-home consultation and can replace it with vinyl, metal or the Evergreen Shield Siding System.

Is vinyl siding a good choice for an older Parkland home?

Yes, vinyl is a practical choice for many older homes here. Pierce County assessor records show only 10% of single-family homes have vinyl siding now, so most houses still have their original wood, T1-11 or hardboard. Vinyl is the most versatile and least expensive option we offer, and it won't rot or need repainting the way wood does. We compare it with insulated and metal siding at your consultation.

What kind of roof do most Parkland homes have?

Very few have metal, tile or wood shake roofs. Pierce County assessor records list metal on 1% of single-family roofs, tile on 1% and wood shake on none. When those roofs wear out, we replace them with asphalt shingle or EDCO metal roofing, and we pay close attention to moss, ventilation and flashing. A free in-home consultation covers the condition of your current roof.

Is wildfire a concern for Parkland roofs and siding?

It is a moderate concern, not the main one. The U.S. Forest Service rates wildfire risk here as Moderate, at the 65th percentile statewide, so it is rarely the deciding factor in roof and siding choices. If fire resistance matters to you, the Evergreen Shield Siding System has a Class A fire rating, the highest fire-resistance rating for construction materials. We discuss options for your property during a free in-home consultation.

Which replacement windows do you install in Parkland?

We install Preservation 9000 vinyl replacement windows, and we are the exclusive provider of Preservation 9000 windows in Washington. Styles include double-hung, slider, casement, awning, hopper, picture, garden, bay and bow, and custom shapes. For a mid-century house, that usually means replacing aluminum or single-pane units. We measure every opening and help you match styles to each room during a free in-home consultation, and financing is available.

How large are decks on Parkland homes?

The typical deck is modest in size. Pierce County assessor records show 40% of single-family homes have a deck, with a median size of 216 square feet. We build wood, vinyl and composite decks and can match a replacement to that footprint or plan a larger one. Composite and vinyl skip the staining that wood needs. We review size and materials during a free in-home consultation.

Who handles building permits for exterior work in Parkland?

Pierce County handles permits, because Parkland is an unincorporated community rather than a city. Whether your siding, roofing, window or deck project needs a permit depends on the scope of the work, and we review that with you before the project starts. We can't guarantee a permit outcome, but we plan the work around county requirements. Bring your questions to a free in-home consultation, or call 253-777-0866.
