Serving Thurston County, WA
Builders Service Company replaces siding, roofing, windows and decks for homeowners across Thurston County. We serve four cities here, Olympia, Lacey, Yelm and Rainier, plus nearby communities covered by those city pages. Homes in the county range from Olympia’s older neighborhoods to the new subdivisions around Yelm, so the right exterior project depends on when your house was built and where it sits. This page shows how homes differ from city to city and links to the page for your area.
How homes differ across Thurston County
Housing age is the clearest dividing line. Olympia’s homes have a median build year of 1982, and its most common construction era is 1950–79. Lacey’s median year built is 1996, Rainier’s is 1994 and Yelm’s is 2004, and in all three the dominant era is 2000 or later.
That gap shows up on the walls. Olympia homes from the 1950–79 era often have cedar, T1-11 or asbestos-cement shingle siding, and asbestos-cement may contain asbestos and should be tested before removal. In Yelm and Lacey, builder-grade vinyl or fiber cement siding and builder-grade windows are reaching their first repaint or replacement.
Climate is more uniform. All four cities sit in the South Sound climate region, but Olympia gets heavier rain than central Puget Sound. That extra rain raises the risk of moss and rot on roofs, siding and gutter lines.
Wildfire exposure is rated Low in Olympia, Lacey and Yelm, and Moderate in Rainier. Rainier also stands apart for housing type: 14% of its homes are mobile homes, compared with 4% in Lacey, 3% in Yelm and 2% in Olympia.

Which Thurston County cities do you serve?

How is an older Olympia home different from a newer home in Lacey or Yelm?
The biggest difference is what is on the walls today. Olympia's most common construction era is 1950–79, when cedar, T1-11 and asbestos-cement shingle siding were typical. In Lacey and Yelm, most homes date from 2000 or later, so builder-grade vinyl or fiber cement siding and builder-grade windows are now reaching their first repaint or replacement. We plan the project around the materials already on your house.
Does wildfire exposure change from one part of the county to another?
It does, a little. Wildfire exposure is rated Low in Olympia, Lacey and Yelm and Moderate in Rainier. If fire resistance is a priority for you, the [Evergreen Shield Siding System](/evergreen-shield-siding-system) carries a [Class A fire rating](/fire-resistant-siding), the highest fire-resistance rating for construction materials. We can compare it with metal and vinyl siding during your consultation.
Is the weather the same across Thurston County?
Broadly, yes. All four cities we serve sit in the South Sound climate region, so the main differences between homes come from their age and setting rather than the weather. Rainier, for example, is a rural town, while Olympia and Lacey are the two largest cities in the county. During your free in-home consultation we look at the conditions around your home and recommend materials to match.
